The optional sector plan process was established as an alternative to the Development of Regional Impact (DRI) process, pursuant to F.S. § 163.3245. Sector plans approved through comprehensive plan amendments will be initiated by the local government in agreement with the Department of Community Affairs (DCA). The sector plan will be of two levels: a conceptual, long-term build out overlay, and detailed specific area plans. An annual monitoring report will be submitted to DCA and the affected regional planning council. Additionally, sector plans will: combine the purposes of F.S. ch. 380 and 163; require public participation throughout the process; emphasize urban form and the protection of regional resources and facilities; and apply to areas greater than 5,000 acres.

Optional Sector Plan Alternatives Workshop
Wednesday, November 19, 2008 At 6:00pm
Ransom Middle School, 1000 W. Kingsfield Road
Based on the results of the "Sector Profile", the “Trend Analysis” and the community values established in the preceding public workshops, the MSCW planning team has prepared three (3) alternative conceptual “build-out” vision plans.
The building blocks for sustainable development will be described for each alternative as:
Sector "design principles" for
creating sustainable development.
The hierarchy of "places" that will
support a sustainable urban form
And the hierarchy for a road network
The purpose of this public workshop is to begin to build public consensus for a vision concept. We are seeking public input on the alternatives and assistance in evaluating the advantages and disadvantages of each.
MSCW will present each alternative and provide a technical comparison. Individuals are encouraged to express their support for one or more of the alternatives or portions of the alternatives, or suggest another alternative.
