Special Land Use Studies

Central Escambia County Area Study Phase I (December 2005) - the Central Escambia County Area Study (CECAS) was initiated in response to questions and concerns regarding the existing development capacity in the study area, the relationship of the development capacity to the Escambia County Comprehensive Plan and Land Development Code Zoning requirements and existing infrastructure capacity.

Escambia County Joint Land Use Study (JLUS) (September 2003) - The Joint Land Use Study (JLUS) is the result of a dedicated, collaborative planning effort led by residents, Navy leaders, stakeholders, and local officials. These participants share the belief that the vitality of Escambia County and the health of existing Naval aviation facilities depends on a successful partnership between the military and surrounding community. The JLUS area encompasses NAS Pensacola and NAS Whiting Field facilities at Saufley and Outlying Field 8. The study resulted in recommendations addressing both DOD's concerns pertaining to encroachment, which could jeopardize the mission of local military installations, and local citizen's concerns regarding noise and accident potential near the installations.

US 29 Corridor Study (October 2003) - This study covers the work efforts or study tasks undertaken to conduct the US 29 Corridor Study. These study tasks are presented in 3 sections: Public & Agency Involvement; Corridor Planning; and Recommendations. The US 29 Corridor Study – Final Concept Plan presents the complete study and Technical Memorandums 1, 2, 3, and 4.  Note: This study has not been adopted for implementation.

Perdido Key Neighborhood Plan (April 2002) - The Perdido Key Advisory Committee was formed in 1997 to develop a plan for the future of Perdido Key. The overall goal was to “encourage responsible, quality growth on the Key with a balanced mixture of residential and commercial development while maintaining its character as a family oriented beach community and preserving its natural amenities.”

Southwest Escambia County Sector Plan (August 2002) - Since the Pensacola area is largely built-out, the southwest portion of the county will likely absorb a disproportionate share of projected growth. This sector plan focuses on the approximately 18,000 acres of development, wetlands, and coastal areas in the southwest part of the county.  Note: This plan has not been adopted for implementation.

Air Installations Compatible Use Zones (AICUZ) (August 2001) - This Air Installations Compatible Use Zones (AICUZ) web site provides information on aircraft operations at the Navy's air installations in the Pensacola region and associated aircraft noise zones, accident potential zones, and land use development.

Pensacola Scenic Bluffs Highway Master Plan (October 2001) - The "Scenic Highway" is located within the City of Pensacola and Escambia County. It is approximately eleven miles in length and extends from the Bayou Texar bridge to the Escambia River bridge along the western side of Escambia Bay.

Bayou Chico Small Area Study (December 2001) - This web site has been developed to assist stakeholders and other interested parties in staying informed throughout the planning process. Later it is envisioned that this web site will continue to be utilized in marketing and promoting the goals of the plan as well as keeping track of implementation efforts.
